Land & Parcel Information Lookup - Use this tool to confirm local government area, water business, power distributor, planning zones and overlays on any property address in Victoria.
MapshareVic - Use this tool to identify the EXACT location of rural properties, as well as generating property reports, identifying forests, wetlands, waterways and public land which may affect property you have listed or are aiming to list. You can also view arial imagery, draw on and mark up the map, as well as measure distances easily by right clicking the mouse
Victorian Planning Authority - This is the state authority responsible for developing and implementing Precinct Structure Plans. These plans, or PSP's as more commonly known, are generally created for broadacre land within urban growth zone in the Metropolotan areas, as well as major regional centres. These PSP's, in consultation with affected landowners and community stakeholders, determines the category for which the affected land is to be used for. The category then, will determine the value per acre (hectare) of the affected land, be it low, medium or high density resoidential, commercial, industrial, retail. community space, etc. This, in turn, will then determine the type of buyer for that land. By all means visit the site and download a PSP and become nfamiliar with how to interpret it. Agents such as Goldbank Real Estate Group, Reliance Realestate and PSP Property Group are already using this strategy to get high end listings. Thats why the more developer/Landbanker contacts we have on the books, the better we can operate
Construction Cost Calculator - Use this website to calculate the cost of new dwelling construction. There are a variety of other usefull calculators on this website as well.
Taylors - Land Surveyors, Civil Engineers, Town Planners - This website is in Chinese, so no point in making it a clickable link. This company specialises in civil construction, town planning and land surveying. Thise guys will help you if you have a client who is looking to subdivide residential or industrial land. Youtube Training Videos- This is our internal Youtube channel containing training videos and tutorials to help you streamline your workflow.
We have two youtube channels - this one is for internal training purposes and the other is for advertising of properties to the public and interested buyers.
Public Youtube Channel - If you need a video taken of a listed property, Call Bob on 0406 648 501 to arrangle a suitable time to accompany you to the property to capture the video and upload it to the channel.
Gumtree Advertising - A Gumtree account is activated for each Agent with unique login details specific to each Agent, which is administered by Bob. If you wish to advertise a property on your Gumtree account, forward all information and pics to Bob by email and trhe listing will be uploaded to your account. All enquiries will then be automatically directed to you as the listing Agent
Facebook Buy, Swap n Sell Groups - You are encouraged to use social media to your advantage when it comes to advertising your listings. By all means advertise your listings on as many FB buy, swap n sell groups as you can to get the widest possible exposure.
Email Account - A generic gmail address has been created for you to use when sending emails to your buyers and sellers. This will automatically have your email signature populated in all outgoing emails. Stocklist - An electronoic Stocklist detailing all our listings is available and updated automatically as needed. There is a tutorial video available on our Youtube Training Videos channel on how to pin this list as an icon on the homescreen of your mobile phone for ease of reference. NOTE: The stocklist is for Agents use only. It contains the full addresses of listed properties and should not be forwarded to clients.
Email Database: We have an email database of developers and Investors to whom we send emails of updated stock list on a monthly basis. The database currently contains about 50 contacts. By all means mention this to prospective Vendors when prospecting for new listings - we can showcase thier property with pics and more detailed descriptions.. In the same way,by all means mention the database to prospective buyers - ask them if they wish to be included on the monthly mailout.
Exclusive Sale Authorities - Exclusive Sale Authorities are prepared on your behalf by Bob. An electronic version, pre filled with your details and signature, has been generated for your use. All you need do is provide Vendors details, ABB and GST registered or not, Property address, your estimated selling price,Vendors authorised asking price, list of goods and chattels to be sold with the property, confirmation of property being sold with vacant posession or subject to lease, settlement period 30/60/90 days, agtreed commission amount expressed as a percentage of the selling price, and a completed authority in PDF form will be emailed to you. You need to then download the PDF attachemt, save it to your pc and then attach the authority to an email to your vendors as detailed in This Training Video
